Contract Holders Information & Fees
What is required of a Contract Holder
Once you have viewed a property and decided you wish to take over the tenancy, you must firstly pay the Holding deposit, which will hold the property for a maximum of three weeks whilst references are being checked. The property WILL NOT BE HELD without payment of the holding deposit. The holding deposit is non-refundable in some circumstances so please check with us before you make the payment.
If you are Employed the following references are required
- Employers Reference
- Character Reference
- Bank Reference
- Guarantor
- Former Landlord Reference
Before you move into the property a Inventory & Condition Report is undertaken which outlines the current condition of the property. This report is re-checked at the end of the contract before any security deposit is returned. On the day you move into a property, you pay one month's rent (first months rent) together with a security deposit equivalent to one months rent + £100. This rent and Security deposit must be paid directly into our bank. All further rent must be paid by Standing Order.

Homehunters Property Management Ltd is a member of the Client Money Protect Protection Scheme and also a member of a redress scheme provided by The Property Ombudsman www.tpos.co.uk. Copies of the TPO Code of Practice plus our complaint handling procedure are available from our office.
Permitted charges in accordance with the Tenant Fee Act 2019
Under the terms of the Tenant Fee Act, if you enter into an Occupation Contract (previously Assured Shorthold Tenancy), payments which may apply will be as follows:
First month’s Rent Paid in Advance less holding deposit.
Security Deposit equivalent to one months rent plus £100 (or higher dependent on the terms of the contract.
Holding Deposit maximum of one week’s rent which is calculated by dividing one months rent by 4.35
Default charge for late payment of rent interest at 3% APR above the Bank of England base rate on any rent or other money due under the agreement that is more than 14 days in arrears from the due date to the payment date.
Lost keys and other security devices any missing keys or security devices will be charged at the actual cost as provided by a chosen subcontractor and evidenced by an invoice or receipt.
Utilities Unless otherwise specified in the Occupation Contract, all utilities and Council Tax charges are the responsibility of the contract-holder.
Please also note that pets are NOT allowed at any of the properties, without the prior consent of the landlord.
